While a budget of $2 million could buy a luxury condo in downtown Boston, it could also afford a seven-room home on a private island in New Hampshire.

1 Welcome Island in Meredith, N.H., is located on Lake Winnipesaukee between Stonedam Island to the east and Pitchwood Island to the west. Listed for $2,195,000, the 0.18-acre lot includes two sandy beaches and can only be accessed by the double-slip boathouse with a boat lift.

Inside, the custom home has three bedrooms, one full bath, and two half baths across 3,434 square feet. It features details like a stone fireplace and hearth, curved walls and staircase, and an elevator. The master suite has a walk-in closet, and the two bedrooms on the top floor overlook the water. The home also has a gazebo, patio, deck, and widow’s walk to enjoy the views.

The property has been on the market since July 19, and it has already caught the eye of a few prospective residents, according to Becky Fuller, of Maxfield Real Estate.

“The excitement and enthusiasm for the property has been more than anticipated,” Fuller wrote in an email. “The uniqueness of this home is creating quite a lure and attraction.”
