The Boston Redevelopment Authority has approved a 295-unit apartment project on the Boston Landing site in Brighton, home to New Balance’s headquarters.
Though a residential project has been on the table for years, this approval comes just a few months after co-developers NB Development and HYM Investment Group filed plans for the building with the city back in December.
The New Balance headquarters was the first building on the site and opened in September 2015.
Eventually, Boston Landing will include a Boston Bruins practice facility, a commuter rail station, a sports center with a track, retail outlets, a hotel, more office buildings, and more residential apartments.
The BRA noted in its March meeting notes that the residences at 125 Guest Street will have studio, one-, two-, and three-bedroom units, along with 155 parking spaces and 300 bicycle spaces for residents. The building’s ground floor will, in conjunction with resident amenity spaces like a lobby, mail room, fitness room and conference room, have 16,000 square feet of retail space.
According to the project notification form, “the residential building will be six stories high along Guest Street and 17 stories high along future Hichborn Street Extension.” It will also include a landscaped roof terrace located on the 3rd floor.
New Balance bought these two acres of land at 125 Guest Street in early 2014 for $10 million — at the time without a specific plan in mind for how to develop the property.
“The addition of residential units to the Boston Landing development will help create and support a vibrant 24/7 neighborhood where people can now live where they work and play,” the project notification form reads.
