Six new residential developments are set to bring 111 affordable homes to the city, making a small dent in the 15,820 income-restricted units Mayor Marty Walsh wants to see added to the housing stock by 2030.
Two of the projects are in East Boston, and the rest are in Roxbury, Chinatown, Fenway, and Jamaica Plain, according to a news release from the Boston Planning & Development Agency.
There will be 472 new homes in total.
Here’s a look at each of the projects:
This six-story mixed-use building is slated to add 45 residential units and 1,830 square feet of retail space. The 46,239-square-foot project will include 10 off-street parking spaces and bicycle storage, the news release said.
Of the new residences, six of them — four one-bedroom and two two-bedroom homes — are earmarked for those making 80 percent of the area median income. For perspective, 80 percent AMI for a two-person household is $69,000 annually as of 2018. For a family of three, it’s $77,650, according to the city.
Overall, 35 of the new homes will be one-bedroom units; the remaining 10 will have two bedrooms, according to the plans.
The project is a block away from the Dudley Square bus station. Developers are slated to work with the Dudley Square Neighborhood Association on a public art piece to be installed off site. New sidewalks are planned for Taber Street from Harrison Avenue to Warren Street, plus Taber will be repaved within the same area, according to the release.
This 19-story building will house 126 new apartments, with 65 set aside for people making 70 percent AMI or less — for one person, that’s $52,850; for a two-person household, that’s $60,400 annually, according to the news release and city documents.
Of those 126 apartments, 54 will be studios, 18 will have one bedroom, and 54 will have two bedrooms.
The 93,612-square-foot building will include offices for management, laundry, and other amenities. The project will have no on-site parking, but each unit will come with a designated bike rack.
Sidewalks near the building will be widened.
This three-story, 24,000-square-foot building will have 21 residences, four of which will be deemed affordable. The building with have six one-bedroom apartments and 15 two-bedroom units, according to the plans. The building will also have 21 below-grade parking spaces.
The development is within walking distance to the Orange Line and Needham Line on the commuter rail.
Sidewalks and crosswalks will be added, the news release said.
Thirty-two new apartments are planned for this new six-story, 20,629-square-foot building, including four income-restricted units. The building will house 13 studios, 12 one-bedroom apartments, and seven two-bedroom homes, according to the plans.
This project fits into the city’s Compact Living pilot program, which means they’ll be smaller than typical apartments — the studios will average 358 square feet, the one-bedroom units 407 square feet, and the two-bedroom residences 673 square feet.
The building will also have a 600-square-foot resident lounge and bicycle storage in the basement, according to the plans.
“A key feature of buildings with Compact Living Units is the common shared space,” the plans noted. “These spaces are designed to facilitate social interaction and contribute to building a sense of community within the building.”
The new policy is a “response to growing demand” and endeavors to “promote sustainable development, encourage innovation and creative design solutions, and minimize potential traffic resulting from increased density,” the news release said. The project also intends to contribute $10,000 to Fenway’s Symphony Park.
This project will turn a parking lot into a 230-unit, 215,565-square-foot apartment complex split between two buildings with amenity space between them. Thirty of the new apartments will be deemed affordable, according to the news release. The project will also have 169 off-street parking spaces, bike storage, and a new Blue Bikes station. Residents will be able to walk to the Orient Heights and Wood Island Blue Line stations.
The project also calls for a new crosswalk, landscape improvements, and open space around the new complex.
Of the 18 new residences planned for this 20,453-square-foot, four-story building, two will be affordable, according to the news release. The four-story building will have 17 two-bedroom homes and a one-bedroom unit. The project will also have 18 parking spaces beneath it. There will be bicycle storage and a roof deck.
Developers also plan to invest $20,000 in Prescott Park, the release said.
