A printer, piano manufacturer, and lumber yard are just a few of the businesses that once occupied the streets around Harrison Avenue and Albany Street in Boston’s South End. As industry moved out, artists moved in, adding considerable cachet to the neighborhood.
The Smith, a new apartment block at 89 East Dedham St., hopes to introduce incoming residents to the industrial and artistic history of the South End by incorporating industrial and artisan elements into its design.
“We wanted to tap into the history of this part of Boston,” said Sam Reiche, vice president and partner at Leggat McCall Properties, The Smith’s developer. “You see the industrial-style windows on the lower floor, and inside there are specially designed metal screen walls. The look is modern industrial on the outside, and inside it’s handcrafted in nature, coming from that maker and artist influence.”
Artists are welcomed as residents in eight first-floor affordable units. Of The Smith’s 300 apartments, a total of 30 are affordable.
The ground floor on the street side has retail spaces, including one affordable commercial unit.
“We’re working with the city’s lottery system to partner with a local organization or community group,” said Reiche. “It’s another way to reach into the community and bring it here.”
The Smith residential community enjoys open-layout apartments with the sleek look of chrome fittings, stainless-steel appliances, white walls, and industrial-size windows. Ceilings range from 9 feet to 12 feet 8 inches. “We went with higher ceilings to enhance that bright, airy feeling from the floor-to-ceiling windows,” Reiche added.
Ten apartments have private terraces, and 13 have Juliette balconies.
The 10th- and 11th-floor apartments are penthouse units with upgraded finishes, such as wood doors, gas cooking, enhanced lighting, and, of course, spectacular views.
Reiche said a good view isn’t restricted to the top floors.
“There’s not very much obstructing us,” he explained. “Even the lower-floor views onto the neighborhood are wonderful.”
All residents enjoy access to an impressive amenity array: At the ground level, the building wraps around a U-shaped courtyard, which has a fire pit and grills; on the 10th floor, a lounge with a catering kitchen, coffee bar, private conference rooms, and a media and billiard room opens onto a rooftop pool lounge with fire pits and grills.
“There’s seating and cabanas all looking toward Back Bay,” Reiche said.
The building also has an indoor fitness center and a pet-washing station, too, as well as 24-hour conceirge service and bike storage and repair.
Apartment sizes range from 468-square-foot studios starting at $2,510 per month to 1,387-square-foot three-bedrooms starting at $5,985 per month. Garage parking is not included and costs $350 per month. The Smith is offering free rent for two and a half months on select apartments, but Reiche doesn’t expect those to last long.
“Sales are picking up,” he said. “Given the situation with the pandemic, we are very pleased with the response so far.”
