What we know so far about the Sullivan Square project

Sullivan Square is about to get a massive makeover. 

On Sept. 17, Dorchester-based developer Rise Together filed a letter of intent with the Boston Planning & Development Agency to begin working on the first phase of a three-part development project in Charlestown that will ultimately include 851 housing units, 200 hotel rooms, 1,749,000 square feet of office and lab space, and 5.28 acres of public open space. 

Phase 1 will focus on the redevelopment of the western edge of the neighborhood in the region adjacent to the section of Interstate 93 known as the “Inner Belt.” The development will provide a “robust, job-centric program mix in a gateway location,” Rise Together’s lawyer, Donald Wiest, wrote in the letter of intent to the BPDA. Here’s what we know about the Sullivan Square project so far.

The Property

The Inner Belt properties are located at 40 Roland St., 10-24 Roland St., 78-100 Cambridge St., 116 Cambridge St., and 123 Cambridge St. A few of these parcels used to be industrial businesses, like Boston Paper Board Corp. (40 Roland St.), the Raybern Decorative Hardware Showroom (10 Roland St.), and Acme Bookbinding Co. (92 Cambridge St.). 

The other two parcels in play, situated in Mystic Square and the Spice Street area, will “further bolster the residential and public realm components” of the development, Wiest said in the letter. The Mystic Square cluster includes properties at 6-10 Temple St., 33-39 Cambridge St., 78 Arlington St., 92 Arlington St., 10-14 Dorrance St., 62 Alford St., 7 Sherman St., and 9-11 Sherman St. The Spice Street cluster includes 51 Spice St., 24-32 Spice St., and 31 Cambridge St. 

The Project

The initial part of the project will involve creating 160 housing units and 906,000 square feet of office and lab space. The four buildings developed in this phase will amount to 1,059,500 gross square feet on the 274,426-square-foot parcel. 

Open space is also planned for the intersection of Cambridge Street and the I-93 overpass, connecting to Roland Street, with access for vehicles and pedestrians. 

On the other side of the highway, in the Spice Street cluster, the developers are looking to create two apartments buildings with 225 rental units each and 300,000 square feet of office and lab space.

And to the north of Sullivan Square, the Mystic Avenue cluster would have 450,000 square feet of office and lab space and the hotel.

All told, the project would create 1.7 million square feet of office and lab space on roughly 13 acres, part of an effort by the developers to “make Charlestown a key contributor” in the growing life sciences industry, according to a news release. Of the 851 residential units, 20 percent will be income-restricted, including family-sized housing and places for veterans. The project will create 3,000 permanent jobs and 4,000 union trade jobs and will feature 46,900 square feet of retail space. 

The Developers 

Boston-based Rise Together was founded by Herby Duverné, Jim Grossmann, and Brian Anderson, each with around 25 years of experience in the industry under their belts, according to the Rise Together website. The company’s executive vice president, Eric Gould, was born and raised in Charlestown, and the leadership’s Boston roots are part of what led them to embark on the project.

“We care immensely about this community and saw an opportunity to invest locally,” the company said in an e-mailed statement.

The company was founded more than two years ago and started collecting properties in the area almost immediately, according to reporting from The Boston Globe. Part of the reason the company chose the Sullivan Square location was because its potential for growth was noted in Boston’s 2030 plan, Rise Together said in the e-mail. 

“We believe our plan will transform this heavily industrial corner of the city into a new urban center, a connection between neighborhoods, a center for jobs, green parks, housing that is affordable with proximity to transportation, and vibrant commercial and retail,” the statement said.

Rise Together has a number of projects planned throughout the city, including a development at Neponset Wharf in Dorchester, 76 Ashford Place in Allston, and Blue Hill Avenue in Mattapan, among others. 

Trax Development, another Boston-based developer, is also partnering on the project.
