Report: Here’s what Greater Boston renters want most. Tell us what you think.

Not all apartment amenities are created equal in the eyes of Greater Boston renters.

Renters will shell out an extra $57.66 a month for an in-unit washer and dryer, but only $36.25 for a fireplace, according to a new report on renter preferences from the National Multifamily Housing Council and Grace Hill. 

The report, which was released Jan. 18, surveyed renters across 44 states to find out which apartment features they would be willing to pay more for — and how much more.

In Greater Boston, more than 4,500 residents responded to the online survey. Of those, 2,699 identified as women, 1,791 as men, 19 as non-binary, eight as gender non-conforming, and five as other. An overwhelming majority (76%) reported they were employed full time, and 42% of those surveyed were 25-34 years old, significantly more than any other age group. 

Here are the top 20 amenities Boston-area renters said they would pay more for per month:

  1. Washer/dryer in-unit — $57.66
  2. Air-conditioning — $55.37
  3. Patio or full balcony — $48.75
  4. Dishwasher — $48.18
  5. High-speed internet access — $48.00
  6. Soundproof walls — $47.43
  7. Walk-in closet — $44.13
  8. Floor-to-ceiling windows — $43.73
  9. Premium finishes — $42.22
  10. Hardwood/hardwood-like flooring — $42.22
  11. Noise-reducing window panes — $41.19
  12. Bathtub — $40.74
  13. Refrigerator with water/ice dispenser — $39.57 
  14. Garbage disposal — $39.43
  15. Stand-alone shower — $39.30
  16. High ceilings (9 feet-plus) — $39.17
  17. Washer/dryer hookups — $39.13
  18. Kitchen island — $38.86 
  19. Pre-installed Wi-Fi — $38.71
  20. Pre-installed window shades/blinds — $38.70 

The survey also looked at how much more respondents would pay a month for additional amenities in the apartment building or in the surrounding community. Here were the favorites in Greater Boston:

  1. On-site child-care center — $47.94
  2. Non-smoking buildings — $47.07
  3. Covered parking — $45.53
  4. Controlled-access parking — $44.73
  5. Swimming pool — $43.31
  6. Reliable cell reception — $42.35
  7. Fitness center — $41.79
  8. On-site pet service — $41.44
  9. Rooftop space — $39.49
  10. Ability to list on short-term rental sites — $39.11
