The best time to sell your house to get the biggest offer is almost here

If you are looking to sell your home fast and for the highest price, start prepping. You’ve got about six weeks.

According to a Zillow report, those looking to sell in Boston should list their home between May 16 and May 31. During this period homes sell for 1.3 percent more than the average listing.

Zillow also notes that during this period Boston homes sell around 12 days faster than average.

“The housing market today is heavily influenced by low inventory,” Zillow chief economist Dr. Svenja Gudell said in a statement. “Faced with increasingly competitive markets, many buyers are forced to consider several homes and make multiple offers, elongating the home shopping experience. By listing homes further into the shopping season, sellers may attract buyers who are increasingly eager to purchase and may be more willing to pay a premium for the home.”

Zillow said the ideal time to list has changed recently because of low inventory — mid-March and mid-April used to be the best time to list for sellers to get their home sold quickly and for the highest price.

Redfin took this a step further to determine what day of the week is best to list and discovered that homes sell for the highest percentage above list price on Thursdays.

“On average, homes listed on Thursday get $2,352 more than houses listed on a Sunday. Yet only 18 percent of sellers list on Thursday,” Redfin noted.

Redfin’s reasoning was that 30 percent of homes go up for sale on Saturday, Sunday, or Monday — all of which are the least likely days for homes to sell for more than listing price. At the end of the week, buyers are looking at which open houses they want to go to on the weekend.
