The Colonial at 23 Pratt Farm Lane in Pembroke has four bedrooms and a $949,000 price tag. .

Pratt Farm Lane in Pembroke isn’t home to an actual farm, but this New England Colonial may have enough barn doors to give buyers their fix of farmhouse chic.

The four-bedroom, 2.5-bathroom home at 23 Pratt Farm Lane is on the market for $949,000.

“I always say it’s a modern version of a farmhouse, but still has a classic New England feel to it,” said Alyssa Peppino, who designed the home. Peppino owns the home with her husband, Michael, the agent with Keller Williams Realty Signature Properties who has the listing.

The home opens into a small foyer, with the living room to the right and the dining room to the left. The first level has oak floors throughout, and the mostly open floor plan, combined with abundant windows and white walls, gives the home a bright, clean look.

A wide opening connects the dining room with the kitchen and family room, which share an open floor plan. The kitchen features marble countertops, a farmhouse sink, a gas stove, a double oven, and a double-door refrigerator. The turquoise subway tile backsplash adds a pop of color amid the gray counters and white cabinets. An island with the same marble counter but gray cabinetry offers room for storage and seating. The space comes with recessed and pendant lighting, as well as open shelving above a built-in desk. Off the kitchen, the butler’s pantry offers generous storage space, with white upper and lower cabinetry in contrast to the gray countertops.

In the family room, white built-in cabinets with barn-look doors surround the fireplace, and a round chandelier lights the room. The half bathroom on this floor has a sliding barn door, white shiplap walls, wood-look tile floors, and a single-sink vanity.

Upstairs, the owner suite features oak floors, sconces, a walk-in closet, and a bathroom with marble floors and counters, a jetted bathtub, a walk-in shower with subway tile walls and hexagon tile floors, and a vanity with two sinks. A modern, Sputnik-like chandelier adds a touch of elegance to the custom walk-in closet.

One of the other three bedrooms shares a closed-off hallway with the owner bedroom. The sellers used the carpeted space as an office. The other two bedrooms have the same wall-to-wall carpet, and each of the three other bedrooms comes with double-door closets, according to the floor plans.

The other bathroom on the second floor has a sliding barn door, shiplap wainscoting, a tile floor, a tiled walk-in shower, and a single-sink vanity. The room also houses a washer and dryer.

The basement has concrete floors and shiplap walls and sits amid the glow of recessed and pendant lights and sconces. The sellers set it up as a recreation room, complete with a bar area, dartboard, and Ping-Pong table.

The 1.31-acre property also includes a back deck, a patio, and an in-ground saltwater pool. “We get full sun out there all day, so that pool heats up quickly,” Alyssa Peppino said.

The property borders conservation land, Peppino said. “It’s really a perfect backdrop for every season.”

As of press time, an offer had been accepted on the home.
